KeyLo provides an independent, non-invasive visual inspection. It is not a professional property survey.

Package scopes
Basic — Inspection of one customer-selected room, the kitchen and a bathroom, subject to safe and lawful access. The report contains the agreed photographs, video and visible observations for those areas only. The customer identifies the selected room when submitting their booking.
Standard — Inspection of all safely and lawfully accessible internal areas of the property, room by room. Locked, occupied, unsafe or restricted areas are excluded and will be identified in the report where reasonably possible.
Premium — The Standard inspection scope, plus observation of the immediately surrounding area and the specific background checks listed below:
- Publicly available flood-risk information.
- Publicly available local crime information.
- Nearby transport links and local amenities.
- Immediate street and building surroundings.
- Publicly available energy-performance certificate information.
KeyLo does not verify legal ownership, landlord identity, criminal history, title restrictions, planning compliance or building-regulation compliance through these checks.
What a visit may include
A representative may carry out any of the following during an inspection visit, where safe, lawful and permitted by the key holder:
- Observe accessible rooms and surroundings.
- Capture agreed photographs and video.
- Record plain-language observations.
- Note visible signs of damp, mould or damage.
- Check taps and observable water pressure.
- Open accessible windows.
- Observe the visible condition of doors and locks.
- Observe mobile signal.
- Note traffic or immediately observable noise.
- Demonstrate heating where it is already operating and permission is provided.
What a representative will not do
Representatives will not:
- Force, repair or interfere with anything.
- Activate unsafe or unfamiliar equipment.
- Interfere with utilities.
- Move heavy furniture or dismantle fittings.
- Enter unsafe or inaccessible areas.
- Test alarms as a certified professional.
- Diagnose the cause of damp, electrical, gas or structural problems.
What is not included
A KeyLo inspection is not a structural survey, valuation, inventory, legal review, building-regulations check, fire-risk assessment, or specialist electrical, gas, plumbing, asbestos, damp or environmental inspection.
Access limitations and partial visits
Representatives do not enter unsafe or inaccessible areas. The report will identify areas that could not be inspected where reasonably possible. If a substantial part of the agreed scope is unavailable, KeyLo may pause the inspection visit and discuss whether to continue, rearrange or apply the relevant refund policy as described in the Terms of Service.
Photography and occupant privacy
Photography remains subject to permission from the person lawfully controlling access. Representatives should avoid deliberately capturing:
- Identifiable people without permission.
- Personal documents or correspondence.
- Computer screens or financial information.
- Sensitive possessions unrelated to the inspection.
Limits of observations
A report cannot guarantee that every defect, hazard, fraud risk or future problem will be identified. Hidden, intermittent or developing issues may not be visible at the time of the inspection visit.
Report corrections
Customers should report suspected factual errors or missing agreed evidence to support@keylo.rent as soon as reasonably possible. KeyLo may review the original evidence and issue a corrected report where appropriate. A correction does not convert the inspection into a professional survey or extend its original scope.
Not a tenancy recommendation
KeyLo does not recommend whether a customer should rent, reserve or pay for a property. The report is evidence to assist the customer's own decision.
Professional advice
Use the report as one part of your decision. Obtain advice from qualified surveyors, solicitors, electricians, gas engineers or other specialists whenever the property or tenancy requires it.
